Buyers/Sellers:

We think there are numerous reasons to act now….Where would your money have been better off while you were waiting for the ‘’bottom'’of the market?  Did you park it in stocks?  When you invest in a community that you believe in, it will always remain appealing to others as well. 

Sellers:

Don’t think a highly motivated seller in distress next to you or across the street won’t affect your value.  There maybe foreclosures or more likely short sales even in your neighborhood.  Now inventory is relatively low, giving you an edge.

Considering a down size in an effort to cut costs of taxes and or expensive maintainance? Is now a good time to buy?

Amid Wall Street & Bank headlines here are some compelling reasons why buying now makes good sense

  • Interest rates are still low
  • Sellers are motivated
  • Other buyers…your competition.. may hesitate, giving you an edge to negotiate proactively

So what are you waiting for? The headlines to say now is a great time to buy, the market to go up, interest rates to rise, everyone to jump on bandwagon and you to encounter multiple bids again?

That said with the market down 10% generally in our area it is the perfect time to move up and get more house for the money. 

We’ve noticed some larger houses on the market, due to downsizing, come on at the right price.

Short Hills

We thought 100 Oakview Terrace in Short Hills was nice and in move-in condition for 848,000.  Good space for a 3 bedroom.

Not on open house today but…

Investment wise…We thought that 10 Windermere, Short Hills, was a diamond in the rough for 1.1. ,offering both location and charm….we just sold it to one of our buyers.

We also believe that our listing at 60 Knollwood has loads of potential for the money…now 1,295,000 priced well below its assessment.  It’s a well located five bedroom, 3 and half bath. We’d love to be able to share our simple transformation ideas with buyers with vision looking to build equity.  This will pay off and be a great place to live.
